Bank valuations
Bank valuations in Queensland
A bank valuation is the lender’s own, usually conservative, estimate of a property’s value, used to decide how much it will lend against it.
Who orders a bank valuation?
The lender. In most cases your broker orders it on the lender’s behalf, and the valuer comes from the lender’s panel. You don’t choose the valuer. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
Most residential bank valuations are now desktop valuations, done from sales data with no inspection. Full valuations with an inspection are used for higher-risk loans, larger loans and off-the-plan property. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
Why is my bank valuation lower than expected?
- Banks value conservatively. The valuer is not estimating what the property might fetch at a competitive auction. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
- Not enough comparable sales. Home Loan Experts says this is the main reason valuations come back low. Home Loan Experts, “How to challenge the valuation”, updated 20 May 2026
- New and off-the-plan property. The price was often set before comparable sales existed. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
- Mistakes. Wrong land size or bedroom count, or a desktop valuation that missed renovations. Home Loan Experts, “How to challenge the valuation”, updated 20 May 2026
Can I challenge a bank valuation?
Yes, but it rarely works. Check the figure for errors and give your broker or lender at least three recent comparable sales the valuer didn’t use. Home Loan Experts puts the success rate of challenges below 5%. Home Loan Experts, “How to challenge the valuation”, updated 20 May 2026
The more common fix is a fresh valuation through a different lender’s panel. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026 Talk to your broker before you sign a contract if you expect the valuation to be tight.
How does a bank valuation differ from an appraisal?
An agent’s appraisal estimates what buyers will pay in today’s market. A bank valuation estimates what the lender could safely rely on. That is why the two numbers often differ, and why you shouldn’t set a sale price from a bank valuation.

Common questions
Do I get a copy of the bank valuation?
Usually not. The report belongs to the lender. Your broker can usually tell you the figure and any issues the valuer raised. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
What happens if the bank valuation is lower than the price I agreed?
The lender lends against the lower figure, so you need a bigger deposit, mortgage insurance, a lower price, or another lender. Check your contract’s finance clause with your solicitor straight away.
