How much does a property valuation cost in Queensland?

A formal property valuation from a registered valuer in Queensland costs from a few hundred dollars to a few thousand, depending mainly on the size and type of the property. An agent’s appraisal is free.

What affects the cost of a valuation?

  • Size and type of property. REIQ says valuers’ fees are based on the size of the property. A suburban house costs less to value than acreage, a farm or a commercial building.
  • What the report is for. A report for a court, a family law matter or the tax office needs more detail than a quick figure.
  • Location. Travel to a remote property can add to the fee.
  • How unusual the property is. Few comparable sales means more research for the valuer.

Ask each valuer for a written quote that says what the report will cover and when you will get it. Check they are registered on the register of Queensland valuers.

Are free valuations worth it?

Yes, if you are thinking of selling. A free appraisal from a local agent tells you what buyers are likely to pay and why, using recent sales in your street and suburb. Get two or three if you want a range.

No, if you need the figure for a legal, tax, SMSF or lending purpose. Those need a registered valuer. Online estimates are free too, but they can’t see inside your home, so treat them as a rough guide.

Who pays for a bank valuation?

For a standard residential home loan, the lender almost always pays. You may pay for some low-doc, specialist, commercial or investment loans, or if you ask for the property to be valued again. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026

Common questions

Is a property valuation tax deductible?

It can be in some cases, for example for an investment property. Ask your accountant; this site doesn’t give tax advice.

Can I use a bank valuation for my own purposes?

Usually not. The report belongs to the lender, and your broker can generally tell you the figure but not give you the document. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026
