What are the types of property valuation in Queensland?

Agent’s appraisal

A licensed real estate agent looks at your property and recent sales nearby, then estimates what it would sell for now. It is free, quick and useful when you are deciding whether to sell. It has no legal standing.

Bank valuation

When you borrow, the lender has the property valued by a valuer from its own panel. Most residential bank valuations are now desktop valuations, based on sales data without an inspection. Bank valuations tend to be conservative. Mortgage World Australia, “Bank property valuation Australia”, updated 26 September 2026 How bank valuations work →

Formal valuation

A registered valuer inspects the property and writes a report that courts, the tax office and SMSF auditors rely on. In Queensland, valuers must be registered with the Valuers Registration Board of Queensland. Valuers Registration Board of Queensland

Statutory land valuation

The Queensland Valuer-General values land, not houses, for council rates, land tax and leasehold rents. It is not the market value of your property. Land valuations explained →

How long does a property valuation take?

An agent’s appraisal usually means one visit and a written estimate soon after. A desktop bank valuation needs no visit at all. For a formal valuation, ask the valuer for a turnaround time when you get the quote; it depends on the report’s purpose and the property.

Common questions

Is a free property valuation accurate?

A free appraisal from a local agent is an informed estimate of what your property would sell for, based on recent sales nearby. It is useful for deciding whether and when to sell. It is not a formal valuation, and banks, courts and the tax office won’t accept it.

Who can do a formal valuation in Queensland?

A valuer registered with the Valuers Registration Board of Queensland, the state’s valuation regulator. You can check a valuer on the board’s public register. Register of Queensland valuers

Do I need a valuation to sell my house?

No. Most Queensland sellers use an agent’s appraisal to set the price. You would only need a formal valuation for a specific legal, tax or lending reason.

How do I find my property’s land valuation?

Search by address or property ID on the Queensland Government’s land valuation search. It shows your current and new land value, the valuation date and recent land sales nearby. Queensland Government, “Find your land valuation”
